Travelodge to convert east London office to hotel

Travelodge has inked a 25-year lease with Unex Group for east London office building Gredley House and is set to turn the property into a hotel.

Located at 11 Broadway, the five-story former office building constructed in 1985 will be transformed into a 150-room hotel, making it Travelodge’s 85th in London. The hotel will feature Travelodge’s new design which was launched in 2021, as well as the group’s redesigned 85 Bar Cafe which has been gradually rolling out to selected properties.

Construction will commence in May, with opening expected by the end of next year. The project is targeting a BREEAM ‘Excellent’ rating.

Strettons acted on Travelodge’s behalf to identify the opportunity and agree terms with Unex. Freeths acted for Travelodge.

Last year, Travelodge said it plans to open 300 additional hotels in the UK and upgrade around 50 per cent of its room estate by the end of 2024.

What they said

Tony O’Brien, UK development director at Travelodge said: “We have great experience of converting existing office space into Travelodge hotels and are looking forward to working with Unex to bring this former office building back to life.

Adrian Morris, managing director of Unex Group added: “The building’s design is a perfect fit for conversion to a hotel and we look forward to redeveloping this building for its new use for the next 25 years or more. There is a significant amount of captured carbon within the building’s structure, so redeveloping and retaining the existing structure rather than demolishing seemed the most environmentally friendly way to proceed on this project.”
